Manchester United have cleared a critical obstacle in their stadium project after acquiring a 25-acre triangular plot of land approximately 350 metres north-west of Old Trafford from Indurent, a Blackstone portfolio company. The agreement gives the club the majority of land required for the planned 100,000-seat venue and allows design work to restart after months of delays.

United had spent more than a year in negotiations with freight operator Freightliner over land behind the Stretford End, but those talks stalled and the club pivoted to explore alternative sites surrounding the existing ground. The newly acquired plot sits between Wharfside Way, Europa Way and John Gilbert Way, and the club says securing the remaining parcels is not expected to present significant difficulties.

With the land question largely resolved, renowned architects Foster + Partners can now resume work on the stadium’s design in earnest. United say they are confident a fair price was paid for the Indurent land, though no financial terms have been disclosed.

Collette Roche, CEO of United’s new stadium development, described the acquisition as a significant milestone. “Today’s news highlights the progress we’re making towards a world-class new home for Manchester United and represents a significant milestone as we move into the next phase of development,” she said. “Being able to build so close to Old Trafford allows us to preserve the heritage, traditions and rituals that are so important to our fans.”

Roche added that the project is “a generational opportunity” aligned with local and national growth ambitions, and that atmosphere, affordability and accessibility would be central to the design brief. Supporters will continue to be consulted throughout the design phase, the club confirmed.

Businesses affected by the proposals will be engaged directly by United to help manage the transition. The Mayoral Development Corporation is set to unveil the broader masterplan for the wider Old Trafford regeneration project, along with details of a formal consultation period, on 9 July.
